Foreclosure Listings in West Plano
It's Friday and it's been a wild month.
Despite the media - real estate is moving right along in West Plano.
The market has picked up considerably and homes are going
under contract quickly. If you're a buyer be prepared to make
a quick decision.
The inventory levels are low and new listings have yet to pick up,
so seller's that have been thinking about selling this could be the
right time....homes are going under contract within 5 to 30 days...
that's a general statement but if you're in the right neighborhood
with the right schools you have a great chance of selling NOW!

What's the Option?
(Active-Option Status)
When you put your home on the market it's enough just to get ready
to show and price it right. That's a HUGE project...
Right?
So, what happens when you get a contract and all this real
estate legal jargon is thrown around but your really don't know
what it means.
The option period is the first time line that starts as soon as
you have an executed contract. Meaning everyone has agreed to
agree and signed off on.
The "Option" is the period of time the buyer has bought to have
an inspection and decide if they want to buy the house. Of course,
buyer's remorse can play a role in this too. For example, you can wake
up the next day and decide you don't like the house, or your spouse
doesn't or found a better one and the reasons can go on and on...
Usually the option period is 7 to 10 days which is ample time to
make an intelligent decision. And the amount varies as to the price
of the property but usually between $50. to $250.
The buyer makes a check out to the seller for the agreed upon amount
and the listing agent will take the property off the market, a status
change called active option. It's called buying the option. The buyer
will lose the option fee only if he decides not to buy the home otherwise
it is credited to the purchase of the home.
It's a protective period for the buyer of any home and it's always good
to exercise your option. You never know what can happen and you
always want to be able to opt out.
For the seller it's wise to continue to show your home to prospective
buyers just in case the deal goes south - so you still have activity
and potential buyers at bay or perhaps a back up contract to consider.

Pockets of Opportunity in Plano
Numbers for May are out and again they are down, needless to say.
Plano sales are off 17% from last year, but I'll digress -
What's interesting in Plano is new listings are down 34% from a year ago
and active listings down 16% . Months supply is at 5.0 which is 5% below
last year.
What does that mean? Inventory is low and the selection for the buyer
could be limited in certain neighborhoods of choice.
It's still a buyers market so pricing has to be reasonable but Plano
has its own bubble if you will...
So if you sold your home recently and were surprised it sold fast this
is why...I've talked to several folks that are looking for new diggs because of
this.
I'll post May figures later this week so for now here are the new listings
in 75093. 23 properties to review..

It's Thursday (I'm sure you know that) and tomorrow is a busy
real estate day so I'm posting for Friday now...
And that means Foreclosures.

Heads up for this week -
I know Kings Ridge is a popular place and a hot bed
of foreclosures, even in the new section!
There are some great opportunities here but don't trust
the for sale price as a foreclosure deal. Know the
value of the condition and location of the home.
Why are they not priced like a real foreclosure?
Because banks don't know how to sell real estate!
Some are way over-priced...just so you know.
