Historical Mortgage Rates
historical Mortgage RatesThis chart will give you an idea of where rates have been the last few years.  What a ride!  Even though the market has slowed considerably all over the nation - I think you may wonder if rates will go lower?  It's safe to say if you can get an interest rate that's 1% less than what you have now - GO FOR IT!  Don't wait for things to go lower...the truth is nobody knows which way it will go.  If your in the position to buy a home or move up this opportunity might not be available for long.  I wonder how low it needs to go for the consumer to jump back in and it will be interesting to see what happens 4th quarter.  The chart above is the National 30 year fixed mortgages and data is from HSH Associates Financial Publishers, Inc.

 1967 Live Oak


Yesterday I was down in Dallas for a new listing and I happened to swing by a place I use to call home.  I'm sure you've done the same thing, drive by or think about your past and where you grew up.  My parents planted this beautiful Live Oak as a twig in 1967.  It certainly makes you feel good knowing that excellent home owners have taken such great care of a property and a very special tree.  That was 43 years ago! Any idea how much that tree adds to your property value? It's the best tree on the block!  Anyway, enjoy the weather and there are plenty of open houses if the mood strikes.

Cooler Weather...

Have you been outside today? Wow, perfect day, that's why we live in North Texas...Wind has changed, light has changed and you can tell we've broken the heat wave. Plano Homes and Land wishes you a safe and relaxing holiday.  There aren't very many open houses this weekend but I'm sure if you want to see one a seller would be more than accommodating.   :)

What does the term "Motivated Seller" mean?

If you're house hunting you might have run across the phrase "Motivated Seller" in the property description.  So, how motivated? Well, you just don't know.  It can have a lot of different meanings but the most important is to get your attention.  And it probably did.

What it can mean are several different scenarios, most likely:
  • price
  • seller moving scenario - job loss
  • job relocation
  • family event  - baby
  • owns other properties or cannot afford any more
  • unfortunate circumstances - death
If you're interested in a property that the seller is motivated, it's best to inquire about the motivation than to assume.  Because the seller's motivation might not be motivating for you at all!  If a property is still priced too high then the seller probably really isn't motivated at all, so don't waste your time with a low ball offer.
